Our story

The term “Hausverwaltung” (Property Management) might be deemed a typically German word.

Bureaucratic and antiquated. After completing my Estate Agent Diploma, I – Uwe Paschke - wasn’t keen on “looking after buildings” in the traditional sense. I was far more interested in developing properties and managing them efficiently. In English-speaking countries, the “Hausverwalter” is a property manager – that sounds much more modern.
That’s how in 1995 I came to launch ProLine Marketing und Management für Immobilien GmbH
– in short: ProLine.

The aim was to establish a professional approach to managing properties that was transparent and equitable and used the most up-to-date industry software.
Our modest two-man start-up ended up expanding rapidly. We oversaw property funds and rental and commercial properties, specialising early on in managing apartment buildings.

After more than 22 years of success, we have now established ourselves as an owner-operated, medium-sized company on Berlin’s property market, employing some 40 staff and managing approx. 10,000 buildings. Our fantastic team is at your disposal.

There is only one proof of our ability: our actions.

Our own experienced engineer and our technology department offer you specialist expertise concerning the restoration and maintenance of your property.

we probably wouldn’t exist. We are always mindful
of this fact and treat our tenants with kindness and respect.

We will look after your rental properties and act as managing agent for your rental apartments. Berlin is
a great city to live in. We want it to stay that way.

In light of the constant flow of new legislation and regulations, in addition to the rapid increases in property prices, the restoration and maintenance of buildings is becoming ever more important.

It is the property manager’s responsibility to inform you promptly and in depth about all new legal regulations, and to offer various economic solutions.

It’s all part of the service with us. What is more, we have come to understand that in addition to our commercial expertise, we must also ensure that our own experienced engineers and technicians are on hand to inform you of structural damage and available options for restoration work – and the costs involved – during our assemblies and meetings.

You will receive several offers from reputable specialists whose services you will be able to compare via a price comparison list. Continuous monitoring of construction sites and correct acceptance procedures are integral to the success of building projects, and often help eliminate problems and unnecessary costs.

Even the most beautiful building can leave us feeling dispirited if it’s poorly kept.

Even the most beautiful building can leave us feeling dispirited if it’s poorly kept. Defective bulbs, fading stair carpets and loose roof panels breach health and safety regulations and can result in serious liability issues. Unkempt gardens and a poor winter service can cause hard feelings.

We believe that comprehensive and continual maintenance and excellent care are absolutely crucial to ensuring that both owners and tenants are completely satisfied. In 1997, I founded the subsidiary Picobello Facility Management. 40 caretakers, cleaners, gardeners and tradespersons ensure that buildings are properly maintained and routinely represent our company locally. Using up-to-date facility management software allows us to quickly forward and remedy any issues relating to faults or defects.
